That it was worth 85k on an earlier post??? Have you done some comps on this place??? Just wondering??? Be carefull and remember that your goal as an investor should be to find motivated sellers and not to become a “MOTIVATED BUYER” yourself.

I really need help on my first deal. I have a this condo that has my name all over it. The first thing I don’t want is to mess it up. The owner is leaving out of town and is never coming back to my area. The condo is worth 74 grand and she is willing to let me assume the 75 thousand mortgage at 7.87 percent. And pay a closing cost of $520 dollars. My question and concern is how can I structure this deal to where she and I can be happy. I want to have the payments long term and make the both of us happy.
