You are talking to the wrong people. You need to talk to a real person at the bank/institution that actually holds the note. The servicing company is not who you want to be talking to.

Hello!
I’m interested in buying the defaulting paper on a particular property in my area and when I called the lender, they told me they “aren’t in the business of selling loans” and I’m wondering how often this happens, if this is an unusual situation?
The person I spoke to said they will do short sales, but will not sell the paper. She said they don’t originate loans - they buy them and service them for other companies.
Any thoughts on this?
