Most of us posting here on the main board are involved in residential properties, largely single family. Thus we probably don’t have enough experiences with what you want to give you advice.

Want to purchase an old home that is zoned commercial. Sublease as a professional office suite. Traditional lender insisting on 20% down and all sorts of records. Looking for a lender to get me in to the income generator for less cash, any recommendations?

This type of property is stuck in the twilight zone, not really residential because of its use and not really commercial because of the loan amount. The only sources for this type of property are local banks.
