Does anyone know where I can obtain sales comps. in Indiana outside of a real estate broker. Experian and Dataquick and yahoo don’t seem to have info for my state. Any info will be appreciated.

Try your title company. The one I use will provide me with a “list kit” or “property profile” for any address I submit. These “profiles” contain comps. The title companies have employees who work in the county records department who have complete access to all recorded sales data. And, mine provides this information for FREE.

Barry,

Simply go down to your town/city clerk’s assessors office and look them up. This will give you all sales. Not just the sales that the MLS participated in.

Where you live it might be the county offices, but check it out. Every sale price should be there.

you might also want to see if any data providers sell this data in your state. a local realtor turned me on to a company that compiles all the sales data for each county in FL each month and then sells the data…so i get every sale in the county, right on my pc. the data costs me about $300/year. worthwhile.

I don’t know if Lawyer’s Title is in EVERY state, but they are in several states that I’m aware of. Try looking them up in your Yellow Pages.

In addition, ask other title companies as well. I asked about getting these “property profiles” from 2 other title companies before finding that Lawyer’s provides them.
