  1. Make sure the purchase & sale contract between you and your seller is assignable. Any contract that does not specifically state that it cannot be assigned, is assignable.

  2. Complete an assignment contract between you and your buyer. Use this one:

Keep in mind that even though you assign a contract, this does not relieve you of liability to perform on that contract, unless the seller signs a release. That’s why the seller needs to sign on the assignment contract I referenced above.

I live in houston, tx. I want to know if I get a property at a discount (and its a deal!). If I want to sell the contract to an investor do I just use the standard Texas Realtor Association contract and sign it (Jason and/or assigns).
Is this ALL I need to do to sell the contact to an investor?
