I am not from Atlanta, nor a broker or agent, so this is just some info to pass along.
I know a couple of agents from your state who do these types of deals, and they are doing well, with no problems.
Since this type of deal is completely legal, it would seem to me that there should not be a problem.

They may “Frown upon” those types of deals, but I hardly think they could prevent someone from investing as they see fit, as long as its legal.

Check your local investors club, as I recall, it is rather large.
Surely there are agents and brokers there doing creative deals.
Get their take on it.

Does anyone know how the Georgia Real Estate Commission looks at licensed agents doing subject to or lease option deals. I’ve heard that they frown on this as both scenarios involve getting around the DOS clause in most loans and is considered by them to be lender fraud.
