Hey folks! I’m a newer landlord and wonder about the need to check prostpective tenant’s credit reports. If so, any especially cost effective ways to do so?

I use an online company, called Tenant Screening Company, Inc. (TSCI.com). They offer a bunch of different reports. I go for the mini-report, costs about $35, which I collect as an application fee. It helps separate the “lookers” from the renters. I tell all applicants that I only “spend” their app. fee if they are next in line, and have agreed to take the place. The only way they spend the fee without getting the apartment is if there is something on the report that disqualifies them. I also tell them the minimum income level to qualify, before we even take the app.

Jim, The Mr Landlord reports are ONLY from Experian, but TransUnion is the company that generally handles credit info for the midwest, so you may not get current information on the reports. I’ve seen one report that had nothing new listed since 1998, yet the person had gotten a truck loan and a home loan both in the past 14 months. Neither were on the credit report.
