If you already have a buyer with 12.5K in cash who will pay 75K for the property as-is, you are golden.
Get the property under contract for 70k and make sure the contract is assignable. Collect 5k assignment fee when buyer closes. Move on to the next property!
Just got a call from a contractor who has a repo home for 70k. House has a no qual.loan of 62.5k @9%. He wants 7.5k cash for the balance. I have a buyer for 75K who has the 12.5k cash and is willing to assume the loan, FMV is 110K. I just want to flip this for a fast 5k. What route should I take in secuing this deal? Should I get a option to buy or assign it? Thanks for the input!
