I haven’t heard of this but it wouldn’t surprise me. I would forget that property and find one that works that isn’t listed.

Over the past 5 years I’ve noticed the practice of com RE brokers doing retail raw land deals and demanding an equity cut on the developement side is becoming more and more common. By equity I am not talking about equity in lieu of fee, but equity AND fee.
Anyon else run across this and, if so, what do you think of it and/or how are you handling it?
