According to the Texas Department of Housing & Community Affairs (TDHCA) - YES. Only one MH (not converted to Real Estate)can be sold in any one calendar year before a “Retailer’s License” is required.

I live in Texas and am purchasing my first MH for $4k - intend to turn around and sell for $7,500 owner-financed.
I plan on doing several of these…does anyone know if I need to get a dealer’s license…and if so, why? I can’t see why I would have to, but you never know!
