The people you spoke to were obviously giving you a very high asking price. You must know your market locally to see what a similar home is selling for. In my area - South Florida- hardly anybody even wants a 12-wide anymore and some parks are even going as far as paying the transporter $1,000 to “junk” this type of home and pull it out of their park to replace it with a newer 14 or 16-footer or a doublewide.

There may still be a market where you are for that home but I strongly doubt you can do anything at that price.

Hi All,

I am a relatively new investor in Connecticut. I have bought and rented several conventional homes and am now intesested in trying a mobile home deal. The first ad I responded to was a guy and his wife trying to sell a 1972
12X60 home for $29,000!! They say they still owe $17,000.

Did they make gold plated homes in 1972?

Seriously, any one know some websites where I can gleen some comparable sales info (besides NADA)
