If you could, include when you post there the current debt amount on the property, as well as income/expenses. Is $260K a good price for this?

Hello all! I am working on a 8-plex deal. He wants 260K and will take a C4D on 200K but wants 30K lump sum first year and the same the second year. If I could get a 60K loan this would work out perfect - but what do I say to a bank to get that - or are there any other options??? Please help me!!!
