I just say the earnest money i am putting up is going toward appraisals, inspections, and estimates. Never had a problem with it.

How do you deal with earnest money when buying with a real estate broker who insist that I put up $500 earnest money.I buy as many as 10 properties with realtors a month. This is adding up. Thanks for any suggestions. Demetrius

Give your attorney a check for $1000. Then on your real estate contract include $1000 earnest money held by attorney.
90% of the time the broker will accept this if they ask why just tell them you want to give it to someone you trust and not have any problems in the futute.
