It’s foolish for a layman to attempt to do his own deeds as these are important legal documents.
Much safer to instruct escrow co. to do the deeds for you as they do them routinely, daily, and have the up-to-date know-how it takes to do them right and safely.
While I’ve drafted deeds for myself and clients, frankly I’d tell anybody that it’s better and cheaper to use escrow company as they do more of them and their necks are on the line liability-wise if they screw up some detail or other.
