Hello and Good Morning,

This one is a bit unusual, but I was told It can be done so here it is.

My partner and I are planning to build a condominium project overseas. We are looking at constructing 25 buildings with each building containing 4 stories/flats (apartments).

We plan to proceed in 5 phases.

In PHASE 1, we will construct 5 buildings, each building containing 4 stories/ flats (better known as apartments in the USA). This will yield a total of 20 flats/apartments. We will sell these off, and pay off the loans. We will then proceed to the next phase.

In PHASE 2, we will construct another set of 5 buildings, each building containing 4 stories/ flats (better known as apartments in the USA). This will yield a total of 20 flats/apartments. We will sell them off also, and pay off the loans. We will then proceed to the next phase.

And so on until we complete a total of 25 buildings of 4 flats/apartments each for a total of 100 units. The idea is to construct a kind of self contained, secure gated community.

We have already procured land for this project. We are now looking for the contruction loan to begin. We will need a loan for each phase that will be paid back upon completion of each phase, and sell off of the units. After the loan for each phase is paid back, we will then need a new loan for the next phase.

Since this project will be taking place overseas (not in Europe), is there any financier that can provide the loan for this project. What will they require. We have already acquired the land going into the deal. What sort of guarantess will they need. Is this even doable ?

The market is certainly there for this project. Our feasibility studies show that the units will be gobbled up faster than we can build them, with a nice profit left for all parties.

Can someone finance this deal. If anyone knows of a financing source that will do deals of this nature please let me know

I am in a very similar situation - which I will also call interesting.

I want to become the top developer in what can be described as an “up and coming” Caribbean nation. Yes, there is one that does exist. And this is a VERY unique situation.

I am seeking a project manager. I am seeking someone to hire who will be able to present the “anchor” developer with our revised business plan in order to obtain financing - or to attract “investment” in the company.

The “anchor” developer in this instance is a company who has been employed by the government to initiate a 20 year master plan. This plan I have personally seen. It includes an airport complex, casino, world class golf course, many factories, condos, aquarium, I could go on and on - I have a lot of details here at my disposal.

It is very late - I am making this short and sweet. Bottom line, my company will be a $10 billion dollar enterprise in 10 years.

My situation is this. I have an “in” with the Head of State of this Caribbean nation. More specifically, the son of this Head of State sits on my Board of Directors. Also, he is a shareholder.

The company has, already, placed a $100k non-refundable deposit on the lease of the land. The government is leasing land out in increments of 99 years. We initially plan to take existing condo plans, modify them, and then construct and pre-sell condos on this land. Immediately, we will seek to begin a hotel and casino project.

There are many details I am leaving out, and in a phone conversation I would be happy to fill in the blanks. I have direct contact with the Head of State of the Caribbean nation I speak of.

I seek a Project Manager with an open-mind. This is not anything for people trapped “inside the box”. We are also considering making the right candidate the President of our company.

This opportunity is a chance. It is a risk. It is everything you dream about as a potential real estate developer or investor. When you hear about the actual dynamics of this deal, and who is already involved, you too will understand.

I am looking for ideas on where to find a suitable individual(s) to serve in this capacity. It will require an initial investment of simply TIME. Time is valuable, but the payoff here is infinite. I have sunk many, many months into this already.

Financing must be achieved - we have a strong lead already for a source of this financing, but seek a savvy project manager to complete our presentation team. This is simply to get off the ground. The rest, we believe, will fall into place. In this case, we have time. We also will have built in demand.

The reason that demand - an enormous amount - is built in is because this is the only type of development of this kind IN THE WORLD. I would be happy to expand on this further. I seek experienced individuals who have ideas and/or suggestions.

I realize this may not be the right forum for this. We plan to develop a 75 million dollar condominium complex. This is no small deal.

If I am in the wrong place, I would appreciate any suggestions as where to go - or who to contact. I would be happy to personally speak with anyone who could provide me with that forum.
