Suggest you look WAY outside of CA. I live in Santa Clara and wouldn’t
take a community in this state even if you gave it to me. The more you
learn the more you will see that getting good returns in the “Golden
State” are next to impossible. Factor in the slew of onerous laws you
must deal with and then properties out of state become real atractive.
Also consider the social stigma of living in a mobile home in CA
whereas in other parts of the country, the midwest in particular, living
in a mobile home is simply another housing choice. This allows you to
attract better residents. I just bought a community in Ohio and am
both surprised and pleased at the attitudes in encountered in the area
regarding living in a mh.

Anyway, that’s my opinion and it’s your money. If you can find a place
in CA where the 60/30 rule actually works, GO FOR IT!

I don’t know your level of understanding of the ins and outs of owning
a MHP but whether it is great or small you can go into the archives and
find a wealth of information.

Type in “60/30 rule” and “buying mhp” and a bunch of posts should
come up to answer your questions.
