If you plan to be in this business very long…be honest. Bad gossip gets around a lot faster than good gossip, which can kill an investor. Plus, I would rather make less money and sleep better at night knowing I did the right thing.
Remember, our job is to solve sellers problems while making money. If I can’t do both then I move on to the next deal.

A question for the guys who have flipped properties already.
When you flip houses, do you use that clause or not. Or when you sign your name to the contract hook or crook you are going to buy that house even if you can’t find a buyer. If you use that clause to buy a house do you think its unethical not to follow thru and walk away if you can’t find a buyer or do you tell the seller you might not be able to find a buyer for your house upfront.
