What I would do is locate a great broker. Have them search their database of lenders that do not require a 12 month chain of title. Because of all the attention FLIPS are generating lenders are becoming a little more conservative. They do not want to hurt investors trying to make an honest living, but they must protect themselves from the possiblity of bad deals, so a broker will be able to find one for you. Just make sure you add your brokerage points in your deal and you should not hurt your profit.
