If you want some advice from the pros(not me) you will have to supply mega more information. What are the comps? Why is the seller selling? Who appraised the house? What does the seller want? How are you selling it? L/O, subject 2, flip? This is the basics that the pros will need to give advice.

Ok I have found property several of them.If the property has already been appraised for 70,000 and the house is in very good shape what would I offer the seller in order to make profit? Already have buyers waiting. Will this include closing cost and ect? First deal dont want to mess it up.
