Al, You really need to learn the eviction laws where you live. Generally you are covered by those laws and the lease agreement. Non-payment usually does not require 30 days. Termination of a month to month tenant may. What is in writing usually counts not what’s in your mind. Don’t notify him properly you may have to start over. Then you could always help them find a new place.

Just wondering if I give a 30 day notice to a tenant do I have to give a reason? Does that “REASON” have any weight in court? Could/would this be used against me in court? For example I let it be known that a relative has to move in…and they have to move out?. I know it’s a legal question however this is for information only. I’d appreciate any insight to this email or post. Thank You in advance.
