i do these several a year with North American Mortage Company using their I72 program have been getting 8.625 rate 30 yr fixed NOO. they are a direct lender and have offices nation wide see namc.com for more information. Ed Garcia sent me to them and they have great to work with.

What is a decent Rate (for me) on a loan on an investment Duplex (Non-owner Occupied)? My Credit scores are around 750+. The Loan to Value will be 75% once I get it cleaned up and is currently rented. I usually am not looking to originate Mtgs., however, This may be a NMD transaction for me. What are the pitfalls on a loan with the seller recommended Mortgage Broker??? Whats the going rate on these loans??
Seller is an investor who wants to cash out.
