i got up to a 95% financing any creative way of obtaining that other 5%, it should be about 18k, and around 12k for the closing cost, any creative sugestion on how can get that money, Thanks in advance

What state are you in? I know of programs that offer 100% LTV and the seller can pay closing. Drop me a line if you want more info.

Yes I am licensed in MO and the program is avail there for 100% ltv with a fico of 580 and above
