Many counties have their assessors info on the internet nowadays. Also sites like yahoo, domania, iown, and octitle have online comps in many areas.

I just found out instead of going through an agent to get comps, I can go to the assessors office and look through a book called the “Sold” book. This is great! I tell you each day that goes by you learn something new and REI gets more exciting.
