I am looking to purchase some foreclosure homes in Northern Virginia. I notice that these homes are with realtors. Since most HML will lend up to 75%ARV, will the realtors submit an offer to the banks that is 75% less than the asking price? Also, is asking for some closing cost assistance a stretch. Your knowledge would be helpful. Thanks.

Are you looking to keep these properties long term or rehab and flip them?
Hard money loans are usually 6-12 months.
You can always ask for the seller to pay closing costs.
Were you also looking for a rehab lender in VA? I may have several sources for you.
