I have been sent an income and expense sheet for a mobile home park.The seller wants 150,000.- down( I need a hard money lender for this ). He also wants me to qualify for a loan on the rest(asking price is 775,000.-). I asked if he would be willing to carry the rest, he told me that he might be able to carry part of it??? The loan that he wants me to qualify for is 15yrs. @ 9% (selling price is 775,000.-). Im looking for advice; is this a good deal? If it is where do I get the hard money loan??
