People have to live everywhere. I’ve made quite a bit of $ in warzones. You gotta buy them right and always install your A\c last… like the day before closing.

I was curious to see if any investors ever bought prop. in run down area? Saw a 2 fam in run down area they just “winterized” this week. Looks like it could be fixed up and appealing to the eye. All other props around are bigger multi’s. Spoke to a neighbor who was outside and asked him what he thought of the neighborhood? He said I don’t bother anyone and no one bothers me. But he also told me that the bigger multi across the street has a lot of younger people and the cops are over there a lot! I guess my ques is has anyone ever tried to fix up a run down neighborhood? Property by property? I think the area could be something, close to an elementary school and convieniences. Well, thank you in advance for any and advise.
