I would check with your local lawyer who handles real estate. Almost sounds like you would be a broker and may need a licence. If the deal goes bad down the road would you be held lible? Hope this gives somes insight.

Hello,
There’s a home builder which I am scheduled to meet with tomorrow to talk about steering some of my buyers to his homes. As I am NOT a broker, I just want to make sure what I’m doing is going to be the right thing (i.e. no laws are broken).
This particular owner offers a great L/O program of his own. I’m confident that I can birddog for him and we’ve agreed on roughly 2.5% of sales price over the phone. He’s wanting me to SHOW the homes and possibly WHO KNOWS in regards to paperwork what he’s going to ask me to do?

Is this legal if I’m not a broker? I’ve asked the Texas RE commission if L/O’s are ok for me to do a while back and they said it’s ok, but this deviates from the norm. Please help. Thanks in Advance.
