Do you have $55,000 that you can do this with?
How long will it take you to get everything set up and sell all those lots? If the answer is 5 months, that’s a great deal. If the answer is 5 years I’m not that thrilled.
If you don’t have $55,000 lying around and you’re hoping to borrow the money what rate can you borrow the money at?

There is an opportunity to purchase some property that is zoned for mobile homes. There is a big shortage of mobile home lots in the community. The property is zoned for 11 lots 50’x140’. It would cost approximately $10,000 to get utilities to the property and down the alley. It would cost approximately $10,000 to get asphalt put on as required by the city. The cost of the property is $35,000. Lots rent for $100/month and sell for $8,500-$10,000 per lot. Is this a good deal?
