What kind of trouble are you having?
Are you just not able to download and view them?
If this is the case, then you may just need to go download a FREE copy of adobe acrobat reader.
you can get that at www.adobe.com

try that, and see if it helps.
Other wise, just use a state from from a local real estate agent or broker, and add an addendum that you make up with any changes or special conditions you require.
