All you need to ?flip? a property pre-foreclosure or any other, is a purchase agreement signed by the seller accepting your offer. On the buyers name line put your name “And/or assigns”. Make sure there is an inspection clause … “Buyer reserves the right to show house to prospective tenants, contractors or affiliates” or something to that effect. This gives you the right to show the property to another buyer. Line up your ?Retail or wholesale buyer and assign your contract to them or do a simultaneous close ? collect your profit? NEXT.

When experienced investors get a property under contract what paperwork is needed and where would I acquire it from when I’m trying to do a flip with a pre forclosure. I read that I will have the borrower deed the property over to me. Can someone please break this type of transaction down for me. I am inexperienced and I am considering looking for my first deal soon. Thanks in advance
