I find a distressed of Vacant Property and Can not locate the Owner. Yes I Go to the County records evry time thruogh DataQuick. Yet Can’t get a Phone. 10 -12 times
Help me get over this Hump!!!

What should I do.

IME, the phone is not the best tool for vacants.

I get good response with a letter to the owner.

If I don’t know where to send, I start with to the subject property with address correction requested.

Get a whole bunch of properties/names and do a 24 hour unlimited search on intelius.com for $ 19.95. You’d be surprised how many people you can find. Also go to rootsweb.com and click on ‘social sercurity death records’ , which will show you, if the owner has died.

A good skip tracer is worth every cent in these situations. Chances are if you can’t find the owner yourself, most of your competition has also given up. You have a chance to be the only investor the owner has heard from.

Of course, you can’t just use a skip tracer for every property. Make sure there’s a good chance for a deal (lots of equity), and that you could follow through on the deal.
