I have not seen any hotel financing beyond 75%ltv in a long time. Can’t even get past 80% with any type of non-owner use commercial loan(or at least beyond 85% with seller carry).

I am purchasing a hotel that appraises for $4,460,000. I am buying for $4,000,000 and have $800K to put down. I didn’t realize that financing was so tough so are there any sources out there that regularly work with these types of deals? There are 4 of us in my company and all have 700 scores, plus one of my partners does have significant hotel experience but he will not be a guarantor of the loan. Any help would be appreciated
