Do we have reason to believe this is truly a “motivated seller”?

When I see that line “will take a reasonable offer” it tells me they probably have had offers from investors in the past and are not willing to offer much discount.

Is this your house? Someone you know? An ad from the paper?

How bad do the need to leave the area? How fast? What is the reason they are leaving?

If this is a situation that indicates true urgency, true motivation… I might be interested.

Amy, When the seller says “Will take a reasonable offer” just what does the seller mean by “a reasonable offer”? I would offer $76,400 to see if that price is a “reasonable offer?” If the seller doesn’t take the offer, he isn’t “motivated seller” as yet. Give the seller your business card and mention that when he is willing to negotiate on the price then call you and you’ll talk about buying his home.
