No problem. Just write it up - you and/or assigns is buying the property. Doesn’t really matter. Assign it to your investor/buyer. The title company will deal with things from there.

There is a lady who is buying a house under land contract and is really motivated to get rid of it. I plan on flipping this property but I’m not sure how flipping land contracts work. Do I just tie up the property and flip it to an investor the same way I would any other property? Or is it something else involved that I’m missing?

You are actually buying an assignment of her contract to you, and you will sell an assignment of it to your buyer. So be sure that the terms of the contract permit assignment without the consent of the seller.
