I live in Minneapolis, MN and I am just starting out in the mobile home business. I want to buy repos directly from banks, not a third party dealer. My problem is that I don’t know how to find those homes and how to buy direct. Can anybody offer me some help or advice. Thank you.

First I would suggest that if you don’t have or want a mobile home dealers license in your state to start, have a business card printed up that clearly indicates that you are in the mobile home business. This may save you from having a repo lender from saying that they can’t wholesale to you unless you are a licensed dealer. When they see your card they never seem to ever ask about licenses, especially if it says you have been in business for over two thousand years etc.

The second is to phone Conseco. They are a former mobile home lender that believed too much of their own BS. They are now in bankruptcy and selling at cheap prices to anyone who can rub two nickles together. Maybe you can pick up Conseco’s phone number from another of today’s posts. There are lots of local numbers for Conseco but any one will get you started. Any office should be able to give you the correct number for your area.

I called Conseco but the rep does not pick up the phone and does not return calls. Maybe you can give me a better number or a better way to get a hold of them. Or do you know any other lenders who have repos?
