I did one in NC with a seller in NY state. I had them send me thier paperwork on the house. Prepped the docs to do the deal and mailed it to them to get signed in fron of a notary and they sent it back… with a $5,000 check for me! Its no big deal - just have to do paperwork by mail.
I’ve got a possible out of town guy that wants to get rid of one. He has all of his records with him about 1000 miles away. How do you guys handle these as far as due diligence with the records? Go to the courthouse to examine the note? Advice from the pros appreciated. Great site!!!
The important thing is where is the property? Are you familiar with the market where the property is? The owner can be anywhere. Overnight service and fax, E-mail and phones work just fine for the parties to be anywhere in the world.
