I price my property at the low end of the market price range and promise to keep the rent at that price as long as the tenant stays. It cuts down on turnover
cleaning/painting/etc costs and vacancies as well as renting quickly. The loss on rent is miniscule when compared to the vacancy&clean costs and hassles.
Good luck

Make your house more attractive than the competition. Throw in a year’s free pool service, or first year cable TV free, or weekly maid service, or 3 months free utilities. Something like that.
