I see lots of theories about “all cash offers”…but to me if you make an all cash offer you should be prepared to show a source for the cash, or have some type of a plan for dealing with this question if it arises (which it will if the seller is knowledgeable, such as many REO’s as you mention below). You don’t need a “pre-qual” letter for an all cash offer.

If I am “flipping” a house and make an all cash offer, how important is it to provide a pre-qual letter? Should I expect to always provide one w/ every offer?
