Paying closing cost is always an eye catcher. You would have to write the TV, DVD and or appliance in the contract as an item to stay so you won’t appear to be offering incentives that may be illegal to give outside of the contract.

I’m about to try to sell my first rehabed house by myself and was wondering if others have ever offered any sort of incentives to induce the sale. I’m going to try the FSBO route and if I save the typical Realtors commision I have room to offer cash back, TV & DVD, appliance allowance, or whatever. Is this unnecessary or crazy? I was thinking that I’m getting into the time of year (holidays) when houses aren’t selling as much and I’d try to offer something to stand out more. Any thoughts?

I like “down payment assistance.” It can range from a credit at closing to carrying a second; your choice.

I wouldn’t rush to offer incentives until after you find that you can’t sell. Don’t negotiate discounts with yourself.
