Give me the name of a lawyer or specialist that will file eviction notices in Miami, FLA for $125 or less. I am getting tired of $300 to file eviciton notices. This fee does not include the rit of possession fee ($96) or sheriff escort fee ($125-$175). There has to be a cheaper way? By the way, do not suggest prepaid legal. The servioce is a joke in Miami!

the chepeast eviction process is to bribe your tenant to leave. You have to figure in the cost of paying your mortgage while the eviction process goes on. Add that to you legal costs and it might be cheaper to pay the tenant cash and hire a moving truck to help him.

You may want to join your local apartment owners association as well as your local RE Investors Club for info on contacts in your area concerning insurance and water meters,etc. For clubs check the link within the yellow banner on the left of the page.

How about offering the tenant some cash to leave? It may not give the “satisfaction” of evicting, but you get rid of the problem tenant quicker and get your place re-rented sooner. Screen the new prospects more closely then the last ones. mrlandlord.com has some good tips for screening.

If you do not want to go that route and you have a lot of evictions and want to use a lawyer you should get a discount for volume. Ask the attorneys you have found about a discount for directing all of this business their way.

I agree with Bill. We have yet to actually have to get into the eviction process.

So far a 3 day notice and our firm statement that once we start the process, we will follow thru to the end even if they leave meantime …
plus the offer of “the $100 is would cost us to file” (joke … it’s more than that but they don’t know it) and
when all else fails, my 5’4" “grandmotherly “frame shking my fingure at 6’10”, 350 lbs tenants and downright SHAMING them into leaving…
those are the best techniques we have come up with.
BTW, when my presence doesn’t seem appropriate, we send Dennis, who is 6’4”, lean and ‘mean’, with a demeanor that speaks of “bad a&&”, and belies his warm and loving nature!

Its not having any place to go. Some may be able to return to parents, etc. But people who’ve been evicted can’t find anyplace that will take them. Right? Offer them a truck. Pay for one month’s storage. Etc. But that still doesn’t solve the problem for some who have no place to go.

i have paid for storage and even helped a guy move–
LITERALLY! (ohhh-my achin’ back!)

whatever it takes, and besides–
it may keep them from trashing the place… major savings!
