Seller is asking $60,000.00 but in my opinion would be open to a lower offer, she has also stated that she would owner finance.
Lot lease is $4200.00 per year (350.00 per month)
Seller states that she thinks it would rent for between 400-500 per month.
Is there a deal here?

You want to double or triple your money on each deal. How else will you make a profit? Can you do that with this mobile home at this price? If so go for it. If not, suicide would probably be a better choice.
You also neglected to tell us the year. Might be a deal if it is a 2015 year model, who knows?

on the California coast or in some other highly sought-after area, there is no deal here.
I recently bought a 1997 16x80 3/2 home for $7,000, including back taxes and lot rent.
