Let’s be clear here . . . I maintain it’s not so much what you say, it’s that you said it that matters.

So, don’t get hung up on some “million dollar” ad or anything like that.

I send short, friendly messages that people eager to sell seem to respond to.

My current postcard reads:

"I noticed your property the other day and thought I?d get in touch to see if you?re interested in selling. I?m looking for a good buy on a good property in the area, and figured it couldn?t hurt to ask.

If you?re thinking about selling (even just a little bit), give me a call and let’s see if we can put an offer together that makes sense for the both of us."

Notes and letters to tired landlords are on a similar theme.

Joe, I just got done reading your latest how to article.
I love reading your articles because you are the “finding motivated sellers” master for lease options!

I was wondering what the 6 line message is, that you put on your postcards?

Also, what do you say in your notes that you send to “tired” landlords? as you mentioned in your “The ultimate lease option strategy” How to article.
