i know quite a bit about the biz… despite not having any deals under my belt.
the house across the street is listed under a brokerage for 209,000.
My house is valued at 265,000
The house across the street needs no major repairs… ( maybe cleaning)
whats the 1st thing i should do to try and get a deal going here?
contact with an offer? find buyers before i talk to the sellers?
help please!

It’s listed. So what? If it were a real steal deal, it would have been nabbed by now if it’s on the MLS. Quit looking for houses, and look for sellers instead. Situations. Problems. People who NEED to sell.
And what does being 18 have to do with it? If you make it an issue, others will too. Act like it’s a non issue, and guess what? It’s a non issue.
