I would go ahead and start advertising it immediately. You can give your prospective T/Bers the address and let them drive by. Then, just schedule a “group” open house. Pick a day - preferably a weekend - and arrange for the sellers to be absent during the open house.

Hello,
I have a Lease Option deal I just picked up and I have question. It needs a little work mostly interior (don’t worry I got it at a cost that makes it worth while) but I want to start trying to find a tenant buyer while the seller is still in the house. Should I try and find a t/b now or wait.
I get the house on June 15 and I wanted to have someone in there on July 1. To do this I thought I should try and start finding a t/b. What is the best way to proceed?
Any input would be greatly appreciated!!
