If the restrictions affect the title, then there is no real way of getting around them unless the MH park has been on the property for a few years and is sort of grandfathered in.
I do find it hard to believe that all the land has restrictions on it. Usually MH don’t go in 300K neighborhoods anyway. Look in another part of the county for unrestricted property. Aren’t there some other MH parks in your area?

At some point in the future, I would be very interested in putting in a mobile home park. I have Lonnie’s books. (They are great!)
Where I live (Tennessee) most land is now restricted out the wazoo. Mobile and modular homes are not permitted on most of the property availble for purchase.
Is there a way to get around the restrictions? No, the folks in their nice 300K homes would never agree to placing a mobile home park in their beloved neighborhoods.
