Check the NJ landlord tenant laws to begin with at http://www.njleg.state.nj.us/ .Most of the landlord-tenant statutes are at Title 2A, commencing with sections 2A:18-61 and 2A:42-1; Title 46, commencing with section 46:8-4; and Title 55.
You can also use the search engine with key words and phrases, which should yield more thorough results.

Pick up a copy of Landlording by Leigh Robinson at any bookstore or online or from your library. Head over to Nolo Press for self help legal information for lots of great titles for sale and many free articles. They are at http://www.nolo.com/

Join your local RE Investors club for local advice as well as the Apt Owners Association for your city or county. There is a link on the left of the page here at CRE within the yellow border to find RE clubs.

The answer for your question about walkthroughs will be in your state’s landlord-tenant laws.

I’m nearing the completion of my first two-family unit and want to assemble an agreement of conditions for tenants to sign and abide by, such as no pets, no sub-letting, no junker cars on property, no piles of junk on property, no window coverings other than shades or curtains, etc. I want the places to remain respectable and clean. I want good relations with my property’s neighbors. I also want to reserve the right to do a walk thru my units each month while I am there to pick up my check.

As a landlord in NJ, what are my rights and what can I have the tenants legally agree to? Along these lines begs the question about evictions? Certainly any tips from the trenches would be appreciated also.
