Ok, I got my first lease option deal underway and I’m as excited as you can imagine!!!
The quick scenario is as follows:
47500-asking price-ok
monthly rents are 875
offered him 560 and will pay for insurance and tax
plus paid myself 1200 a year for management plus approx. 500 for extras…
He called me tonight and I think we are both happy with the offer, it’s for 5 years!
This house I think I will keep for myself because he’s going to give me 65% rental credits so after 5 years I will give him 24000 cash, gladly…
Now, do I need to get a lawyer now? And what about the security deposits? Does the owner keep them? Do I need to put anything about those in the contract?
Your help would be very helpful!!
Also who’s lease option course should I get?? Kaiser’s, Bronchick’s, Jeff B.'s???
