You bet she can… she owns the house, you are in default… YOu are leasing her property with a right to sub lease… you haven’t paid the lease payment to her… you are in default. She can certainly terminate your lease and then it is between her and your current tenant as to whether she wishes to let them stay in the property or not.

I have control of a home with a lease option. I advertised found a tenant buyer who has been in the home for a little over a year. The tenant has been late a few times with her rent. Before I was able to front her rent to my out of town owner until the tenant was able to pay. I got laid off from my job and now am unable to cover her. So the rent along with a late fee is always paid to the owner around the 2nd week in each month for about 4 months now. The owner called me this morning threatening to take my tenant buyer and knocking me out of this deal completely. Can she do this?
