Leased to an Investor, Sub-leased to Tenant - Posted by Ron

I leased to an Investor, the investor Sub-leased to a Tenant.
Is there anything wrong with this?
I have never met the tenant, however, things seem to be kept nicely and I have been paid every month for the last 7-8 months.

Is there anything wrong with this?
Also, should I ever need to evict, what would be the process.

Hi Ron:

Its done all the time.

But as anything else this depends on the lease. Unless the lease PROHIBITS subleasing, the investor can do it. Many leases require subleasing with the landlords written approval.

Now as an example, investors hold master leases on the World Trade Center (Larry Silverstein) and the Empire State Building (Donald Trump) here in NYC.

Larry and Donald lease the buildings from the owners and then sublease them to subtenants.

On the other hand, my dad leases commercial property and his lease prohibits subleasing without his approval.

As for evictions, you serve the papers on the lessee whose name is on the lease, namely, the investor, unless the lease says otherwise.
