Mike,
What you are probably running into is agents that cannot answer your questions. You will find over time that 90% of the agents are not as knowledgeable as they wish or pretend to be.
All sellers are motivated to some extent. We as investors have to make money on the deal whether we sell tommorrow or hold for 30 years. If not we go out of business very quick.

I am a newbie and was calling on ads the other
day and noticed that the realtors were not to eager in
giving me basic information such as financing,interset
rates etc. AS soon as I made it known that I was trying
to find a motivated seller they would stop talking.
When I asked them what the financing was they
would say I don’t know or beat around the bush.
Is that legal or not? I was just doing what I read
in the Carlton Sheets course. The city where I am is in
a very extreme sellers market . Is that making the
traditionalists big headed???

I suggest you deal directly with owners, for sale by owner. If the house is listed, wait for the listing to be up and again deal directly with the owner.

Trying to find deals through Realtors is frustrating. They usually don’t have the detailed info you need to evaluate a property’s potential.
